Please describe the Leasing Consultant's telephone presentation including greeting (state the exact greeting), prices, features, amenities, and how they persuaded you to visit the community (Please write the phone narrative from beginning to the end of the conversation): :

Alexis answered the phone. She said, "Thank you for calling Metropolitan Apartments. This is Alexis speaking." I said, "Hi. I was calling about pricing on an apartment." She said, "Sure what kind of apartment were you looking for?" I said, "A one or two depending on the price." She replied, "Okay do you have a price range?" I told her $1,100 or below would be ideal." As she searched her list she said, “In our rental amounts, everything is included gas, electric, water, trash, and sewage. Let me get as close as possible to your price range."

She went on to ask, "When were you looking to move? " I told her, "My lease is up July 30." and that a move-in date of a few days before was ideal. Alexis said, " So the 29th is okay?" I said 'yes.' She said, "Most likely it's going to be the one bedroom that'll be in your price range." She shared the square footage of a one bedroom and asked, "Do you have any floor preferences? We do have 6 floors, 2 elevators." I said 'no.'

She checked her listing and said she had one on the 2nd floor, "It is $1,235 for 13 months or $1,242 for 12 months. Prices do change every day." I said, "okay" and there was a bit of silence. I told her it was a bit above my price range but I thought we could do it. She said, "The prices can go up, down or stay the same so it's up to you if you want to apply now or wait." I asked if I would be able to see it or a model before applying. She said, "We do have a model. We do close at 3 o'clock." We made an appointment for 9:45 am. She said, "My name is Alexis. I'll be here to show you the model." I said, "Thank you." She said, "Bye bye."

Alexis did not ask for my contact information. She missed a lot of the qualifying questions.

Onsite Narrative (Please provide a detailed narrative of your visit and be specific. This is mandatory.):

I arrived at the leasing office. The door was locked. I knocked. Someone sitting near the door opened it. The employee, Alexis, who was behind the desk stood up, smiled, and said "Hi." I said, "Hi, I have an appointment with Alexis." She said she was Alexis and that she could take me to see the model. She asked for my I.D. and I followed her to the model. As we walked to the model Alexis said, "The model looks exactly like the one bedroom would look except the appliances may be black." Once we got to the model she said, "And our cabinets now are darker" and she mentioned some apartments have back-splashes in the kitchen. She told me to, "Take a look around." I walked through the living room to the dining room and into the kitchen. I told her, "I like this setup." I walked back through the living to the bathroom and bedroom. I walked back to the living room and we left out.

As we walked back to the office Alexis said, "The one that I told you about is in this building but it's facing Loch Raven Blvd. It has a patio." She said, "The application fee is $25 and everybody that is going to be in the apartment over the age of 18 has to apply." She told me about the security deposit and shared that everything was included in the rent. She said, "Everything is online. Application is online and you can check the prices online." She said she was all out of cards but she's the only leasing agent for the property. I asked if I could have a brochure. She said, "Everything is online."

I asked Alexis, "Is there a lot of kids in the area?" She said there was not a lot of kids on the property but she was not sure about the area. I also asked about security. I told her my husband sometimes works late and asked "Is there anything I should be worried about?" She said, "Everything is key fob entry here. So, we are gated and guarded. Typically, there's a guard in the booth when the office closes."

I asked her if there was a washer and dryer in the unit. She there are no washer and dryers in the unit but they have laundry rooms located on the first floor of each building and can be accessed by key fob. I responded, "Dang (as if I was disappointed)." She said, " It is a downside but we cover gas, electric, and heat." She reminded me that everything could be found online. I said, "Okay. Thank you." She ended the interaction by saying, "If you have any other questions you can call me. Have a good day. Bye."
