Please describe the Leasing Consultant's telephone presentation including greeting (state the exact greeting), prices, features, amenities, and how they persuaded you to visit the community (Please write the phone narrative from beginning to the end of the conversation): :

Jessica answered the phone with the name of the community and she introduced herself. I told Jessica I was checking on availability of their apartments. Jessica asked me what size apartment I needed and how soon I was looking to move. She also asked for my price range. We focused on a one bedroom and I told her a lot of windows are important to me when she asked what was important to me in my new home.

Jessica took her time and described the apartment amenities. She then told me about an incentive they were giving for the month which included one month free. She invited me in for a tour. She asked for my phone number and email address. She asked if I had the directions and she described where they were located.

We confirmed our noon appointment and said our goodbyes.

Please explain your answers, if necessary, to the questions related to the site observation: :

The community is easy to locate for those familiar to Baltimore. However, the entrance is set back from the side walk, making it harder to find at an intersection with a lot going on. The name of the building was vertical on the outside of the building. A very modern design. Every inch inside and out was spic and span clean, with an edgy concrete design. There was no landscaping outside of the building. Coffee was available in the building lobby.

Please describe how the Leasing Consultant interacted with you when you first arrived on-site? :

I arrived at the building about six minutes early. I had no idea how to meet Jessica. Someone let me into the building and I went to one side and it was not related to the rental properties. I went back outside and pushed the leasing office button. At that time a woman walked down and opened the door. I stated that I was looking for Jessica. The woman then said I'm Jessica. She should advise anyone coming to meet her what to do rather than just stand outside. Jessica did seem as if she was glad that I made the appointment by smiling and shaking my hand. She invited me back to her desk to review my information.

Onsite Narrative (Please provide a detailed narrative of your visit and be specific. This is mandatory.):

Jessica greeted me at the doorway and introduced herself. She shook my hand. She was very pleasant and professional. She invited me into the leasing office. Jessica reviewed my price point and showed me a floor plan on the large TV screen that would best fit my needs. I confirmed the price would work. She reviewed all my contact information and my apartment and community preferences.

After Jessica asked for my ID, she began the tour with the community amenities beginning with the business center and common areas. She showed me how they receive packages for the residents.

As we walked to the apartment, Jessica pointed out all the building amenities. We entered the apartment. The view was spectacular and she noted that as well. We spent a lot of time on the view because that was the most outstanding part of the apartment.

Jessica led me through each room pointing out features of each area such as the wood laminate flooring and granite-like kitchen counter. She advised that the counter could accommodate bar stools. After seeing the apartment, I was shown the club room and exercise rooms. She also discussed the financial details in a manner I could understand. So, we went over the partner-discounts, deposits and utility payments. There was no mention of the management company or maintenance. We did discuss my being comfortable in the apartment community at the age of 66-years-old.

Jessica and I ended the tour in her office where she provided me with a business card. She asked if I would like to fill out and application and I answered I would prefer she emailed it to me. She did ask if I thought I would take an apartment and advised I still had other places to see.

Again, she was personable and professional. She said that she hoped that I would move into that community. She also emphasized the incentives and which one she thought was the more lucrative one.
