Please describe the Leasing Consultant's telephone presentation including greeting (state the exact greeting), prices, features, amenities, and how they persuaded you to visit the community (Please write the phone narrative from beginning to the end of the conversation): :

Ian was very pleasant to speak with over the phone. I inquired about a one-bedroom apartment for mid-August. Although they currently do not have any one-bedrooms for my desired time frame, Ian let me know that things could change and proceeded to tell me about the community. He immediately asked me if I would like to come out to view the community. He asked what time worked and we were able to setup a time to visit for the next day.

Ian asked if it was OK if he asked me some more follow-up questions about my needs. He asked what I knew about the area and what was bringing me to the area. He described the community's location and amenities. He also inquired about the things I enjoy at my current apartment and things I do not particularly like. You could tell he really wanted to understand my needs so that he could best offer something that I would love. His questions were very genuine; however, they did take longer than anticipated. After the questions, Ian reconfirmed our visit for the next day. I left the conversation looking forward to my visit.

520 Park is a beautifully maintained property. There was plenty of signage to identify the building. The leasing office was very open and neat. Assorted teas, coffee, and candies were setup for visitors to help themselves. The decor was modern and contemporary. I didn't notice any trash anywhere on the grounds or inside the building.

Ian asked a number of qualifying questions to ensure I had the best fit for a new home. He asked where I currently lived, why I was moving, and how I heard about the community. He also asked when I was looking to move and what features were important to me. He additionally inquired if I was a pet owner. He asked every qualifying question except what was my budget. Onsite Narrative (Please provide a detailed narrative of your visit and be specific. This is mandatory.):

Ian showed me some of the property's amenities to include the community room, business center, fitness and yoga room before taking me to visit an apartment. We then went to see a model two bedroom/two-bathroom apartment. The apartment was staged very well. Ian took me through each room to discuss its infrastructure and features. He discussed the utilities I would be responsible for paying for within the apartment. He assured me that although we were viewing a two bedroom, the one-bedrooms were the same quality. He then listed the few differences between the one-bedrooms and two bedrooms. He mentioned that the property was previously a warehouse, so the cement infrastructure was ideal as a noise barrier. The apartment felt very welcoming. Ian also made it a point to speak on the 24-hour maintenance that was available for residents. Before bringing me back to the office, Ian took me to the outdoor courtyard that residents could use to relax and grill.

Explain the Leasing Consultant's response to "What type of security do you have?" or "Is it safe here?" and "What type of people live here?" :

Ian had a great answer when I asked him to tell me about the safety of the community and area. He did not want to ensure safety for anyone, as crime could happen anywhere. He further elaborated on the safety features the apartment community could offer such as controlled access buildings. I asked if there were a lot of students living there since they were so close to Johns Hopkins and he responded that they must rent to anyone who qualifies. He also said the community is very diverse.
