Molly answered the phone on the first attempt and identified herself and PMC Property Group. I told Molly I was interested in their apartments. She didn’t ask me which property I was calling about. Molly did not ask for my name or attempt to confirm my phone number in the first phone call but I had to call her back and she took my name and phone number.

I asked if Molly had any apartments available at this time. She asked if I wanted a one or two bedroom and I said I wanted a two bedroom. She talked about what she had available and quoted some prices. All were in my budget. I asked why the difference in pricing and she said it was because of size and location. Molly asked for specific preferences and I said I did not want to be on the ground floor. She did not ask if I had any pets during the phone conversation. Nor did she ask about my reason for moving at this time.

Molly asked what I wanted in an apartment and she could tell me which ones fit my needs. I didn't want anything that was too small and cramped and I didn't want to be on the bottom floor. The only one she had on the second floor was the $1,425 apartment. I asked about the difference in this one and the $1,750 apartment and she said it was much bigger. Molly explained that even though it was on the first floor, it was an up and down unit. I asked what that meant and she explained and I thought that sounded very interesting. I asked when these were available for move-in and Molly said they were ready now. It usually takes about 48 hours for an application to be approved. There seemed to be a few silences during the phone conversation that were a bit uncomfortable. I felt Molly wasn’t taking the lead in the conversation. I had to ask what the next step might be. Molly said that if I lived in Richmond, she could arrange for a virtual tour. Although I did not live in Richmond I was going to be in the city on Thursday. Unfortunately, Molly did not work on Thursday. But then I talked to my husband and realized Thursday would not work after all anyway. I ended up calling Molly a little later and letting her know that I would be in Richmond the next day and we arranged an in-person meeting. Otherwise, Molly did not ask a lot of discovery questions over the phone.

Molly confirmed the size of apartment I needed for my husband and myself, prices of the units, and move in date. As we toured the apartments, we did talk about pets. She talked about the layout of the units creatively and painted a nice picture. Although initially I did not want a first floor apartment, once I saw the layout of the apartments at Planet 1, I was fine with being on the first floor.

Comments on the Demonstration (Please describe your experience while virtually touring with community with the Leasing Professional.):

Molly controlled the presentation and seemed proud of the apartments she is representing. She started by walking me through the roof top terrace and showed me other amenities on the property. We toured a couple of apartments with me liking the split level apartment the most. Unfortunately, someone else was interested in the apartment as well and might very well rent it before I had the opportunity to apply for it. Molly showed me other apartments as well in case the one I liked most was not available. All apartments were clean and move-in ready. My objection was that the other apartments were a little small but Molly highlighted how unique the units are at Planet 1 and how desirable they are. She was very knowledgeable about the community overall as well as other PMC properties located nearby.

There is only one large split level apartment available for rent, which I was very much interested in. Molly informed me that someone already put an application in on this apartment, but it wasn't known if they were going to take it. She encouraged me to fill out an application online. She informed me that If this unit was taken, she had a couple of others that might suit my needs, but these apartments are unique and go quickly, so I should apply soon. Also I should apply soon to take advantage of the current free month special. The visit was memorable because Molly presented herself as a true professional and was knowledgeable about the apartments and community.

I mentioned that I was worried about having young, noisy neighbors who partied a lot and kept me awake at night. Molly assured me that the could not talk about the neighbors, but if any one was out of line and noisy, property management would take care of the situation. She assured me that Planet 1 rented to anyone who qualified to live in this community.

If you decide to apply, skip over the “selecting a unit” section and continue the application with a 12 month lease. To qualify you must make 3.25 x’s the rent as your gross monthly income (before taxes).
