Marsayde acknowledged me when I entered the leasing office. She was on a call at that time. She did not greet me with her name or have a name tag. Once she was off the phone, she didn’t say her name. She only asked if she could help me. I told her I was there to see Marsayde and I gave her my name. She asked my name then suddenly remembered me and gave me a smile. My impression was she had forgotten about our appointment.

Once she was aware of who I was she then seemed interested in helping me. She proceeded to escort me to another area to fill out a guest card.

Marsayde asked me about other properties I was seeking. I was vague in my response and told her there were several in the immediate area I still had to see. I wasn’t asked what special features or preferences I was seeking. The guest form asked for my phone number, number of occupants, pets, and email address. I was not asked why I was moving.

There were a lot of interruptions since Marsayde was the only person in the office. I was asked several times if I had any questions.

Our tour was in the model apartment. Marsayde did not take the time to find out more information about me during our visit. She did point out the amenities and what the community had to offer. She didn’t ask any personal questions related to my move, my belongings, or what kind of furniture I had. The leasing office was very clean and tidy.

My main concern was the utilities not being included and no washer and dryer in unit. Her answer was the other property I mentioned I was viewing didn’t have a washer and dryer in the units and no one has complained about their utility bill.

I also told her I wanted a gym and she told me the community was big enough to walk around and people use the common area to exercise. She was very good at showing the property.

Closing

Marsayde did not ask any closing questions directly. She did not ask if I wanted to fill out the application that day. She discussed the application process in the beginning and gave me a folder with the application for the lease, floor plan, and application information tips at the end to take with me. She told me I did not have to come back, and I could do everything online.

She did show urgency to rent the property by showing everything that needed to be done to start the application process. I believe she did a great job telling me about the amenities in the apartments during the tour; however, I feel she needs to work more on building rapport with the prospect. She didn’t ask me specific questions about my current living situation.

I asked Marsayde if there were children in the community and she said there was children. This is probably not the most appropriate way to answer that question.

When I asked if the neighborhood was safe at night. Marsydes told her son walks around the neighborhood and he never had a problem.

She said her son knows everyone in the neighborhood and everyone knows each other and that’s how the build friendships. She went on to say she has family in the neighborhood and feels safe. She even mentioned a lot of people work at night and she feels the neighborhood is safe and there are no issues.

The community was easily found. The signage was visible and in good repair. The landscaping was neat with just some leaves on the ground. The dumpster area was clean. The leasing office was neat and inviting. Refreshments were offered to me. The building was clean and free of clutter. The pool area was clean, and the pool was covered. The property was tidy.
