Please describe the Leasing Consultant's telephone presentation including greeting (state the exact greeting), prices, features, amenities, and how they persuaded you to visit the community (Please write the phone narrative from beginning to the end of the conversation): :

Leaura asked for my name and she also used my name throughout the conversation. She asked me how I heard about the community and I let her know that I found it on apartments.com. She asked for my phone number during the conversation and also asked how soon I was planning on moving. I let her know that I needed to move within the next 30 days. She asked me for the number of occupants, and if I would be moving with any pets. I let her know that I would be moving alone with one cat. She asked me what amenities I was looking for and I let her know that I wanted an updated kitchen and bath and no ground floor apartments.

She let me know that there were several options available or soon to be available that met my needs. Leaura went over the community's amenities including large closets, updated baths, and kitchens, central air and heat, and a community pool. Once she went over all of the information about the community, she asked me when I would like to come in and we set an appointment for that same day. Based on our conversation Leaura left a very positive impression with me about the community. I was looking forward to my visit.

Please explain your answers, if necessary, to the questions related to the site observation: :

The community was very easy to locate and there were quite a few directional signs that lead me straight to the leasing office. The signs were all in very good repair. The grounds were tidy, well maintained and free of trash. There was no broken furniture around the dumpsters either. The leasing office was tidy and felt upscale because of the hardwood floors. Leaura did offer me refreshments when I arrived. The building entry was clean and free of trash and any visible clutter. Nothing about the community seemed to be in disrepair.

Overall, my first impression was very positive and welcoming.

Onsite Narrative (Please provide a detailed narrative of your visit and be specific. This is mandatory.):

We toured a model apartment that was located in the leasing building so it was very convenient. While we walked to the model Leaura asked me about the holidays and was very personable. She also mentioned the management company and spoke very highly about the on-site maintenance team. We discussed the area conveniences including shopping and the community's proximity to the airport.

During the tour, Leaura pointed out all of the amenities and went over what was important to me. We also discussed the apartment's spaciousness and where my furniture could possibly go. Leaura spent plenty of time with me during the presentation and handled all of my objections. The model was well staged, well lit and very comfortable.

Please briefly describe the Leasing Consultant's closing skills and techniques used ( This is a mandatory field. Be as specific as possible).:

After the tour, Leaura invited me back to the office and asked me if I was ready to apply. She went over the entire application process step by step and also went back over my move in dates and the features that I was looking for. She also went over the leasing specials with me after we toured. She did a really great job of creating urgency by telling me that if I waited a week the apartment that I was interested could be gone. She kept asking me "why not" when I told her that I wasn't ready to move forward. She was not pushy but put enough pressure on me that I felt like it would be a good idea to just go ahead and apply for an apartment. She really made me feel like the perfect apartment could be snatched away if I was unable to take action right away. She went 3+ rounds with me and my objections and I thought she did an amazing job at closing. Her presentation really made me feel like Stage Coach was the absolute best option!

Leaura was knowledgeable about the area and pointed out local conveniences including the airport. I was given a brochure, amenities information, pricing info, and floor plans but no rental application. She told me I could apply online. Leaura gave the presentation her best effort and seemed to be a very strong closer.

Leaura overcame my objections because she was able to provide me with available apartments that met my needs including updated kitchens, bath and higher floor locations. She made it seem like even if an apartment didn't have everything I was looking for the updates could be added. I would have rented with her without a doubt.

Explain the Leasing Consultant's response to "What type of security do you have?" or "Is it safe here?" and "What type of people live here?" :

Leaura strongly encouraged me to do my own homework and determine what felt "safe" instead of relying on what she had to say about safety. She also let me know that any qualified applicant was free to live wherever they chose within the community and that there were no "kid-free" buildings.
