Telephone Comments (Please provide the phone conversation from start to finish. All details are necessary.):

After the 2nd ring, the call was answered with "Thank you for calling Queens Purchase Apartments this is Lakecia. Who may I have the pleasure of speaking to?" I told Lakecia my name and said I needed pricing. Lakecia paused and said, "how can I help you" instead of taking control of the conversation and asking me specific qualifying questions. I said again that I was looking for pricing and Lakecia asked me what size apartment I was seeking. This was not a warm and inviting start to the conversation. After the awkward start then Lakecia became more friendly in conversation. She gave me some options and I told her a one and den would work. She quoted me the price. She asked when I was looking to move.

She mentioned the special and invited me in for a tour. We set the tour for 1:30 PM. She asked for my first/last name; phone number; pets; and how I heard about them.

Comments (Please explain in detail your experience as you entered the leasing office). :

I was buzzed into the office. I walked into the office and Lakecia stood and ask how she could help me. I said I had a 1:30 pm appointment with Lakecia. She sounded elated by my entrance as if she was waiting for me to arrive. She offered me a seat. She recapped the size and my move date. We reviewed the size of the floor plan while looking at the floor plan sheet. She explained what she was going to show me.

Lakecia grabbed the keys and she walked me through the model. We discussed how the furniture would fit. She asked where I was moving from and I told her Harford County since the family was downsizing and the kids were moving out on their own.

Comments on the Demonstration (Please describe your experience while touring with community with the agent.):

Lakecia grabbed the keys and she walked me through the model. We discussed how the furniture would fit. She asked where I was moving from and I told her Harford County. The features of the apartment were pretty basic. She did not review the difference between the classic and upgraded apartments. The tour was brief but informative. Lakecia did explain that there were secured entries to each building. She asked me early in the tour if I wanted to apply while I was there. I mentioned that I wasn't ready because I wasn't sure if I wanted an apartment or a townhome.

I asked how long the special was running and she said, "it could be gone tomorrow but they always run good specials" so that didn't add to the sense of urgency.

She mentioned the local area and the closeness of the shopping areas. I asked her if there were a lot of kids in the community and she said, "there are kids everywhere" but they rent to anyone that qualifies.

No keys were available at that time to see a vacant unit and Lakecia did not show me a site plan where my new home would be located. She did not discuss what was included in the rent and she did not mention the water bill.

Closing Comments (Please explain all the details of how the agent attempted to close you at the end of the onsite visit. Also, explain your reason for not leasing that same day.):

We sat back down at her desk and she proceeded to fill in the prices on the floor plan along with the specials. Lakecia asked me on two different occasions if I wanted to complete the application process today. I indicated that I was still searching and I wasn't sure if I wanted an apartment or a town home. She had mentioned that they had townhomes and she told me the names of the communities.

She mentioned the parking was free and explained the laundry room but she did not show me. She told me what my income level would be in order to afford the one bedroom and den.

Comment (This is mandatory that you answer question #3 in the Comment Box).:

I asked Lakecia how safe was it if I decided to do laundry in the building late at night. Meaning would I have to worry if the building was accessible to just anyone and would I have to worry about running into a potential dangerous situation. She assured me that all building entries were accessible via a key or someone being buzzed in.
