Telephone Comments (Please provide the phone conversation from start to finish. All details are necessary.):

The phone was answered on the third ring with the following greeting, "Thanks for calling Cedar Run. Shampain speaking. How can I help you?" Her voice was pleasant and friendly. I informed her I was in need of an apartment. She then asked a series of questions. She asked what size apartment I needed and for when. She also asked if I had any pets. I provided her with all the information. Before continuing, Shampain asked for my name and began to use it in the conversation. She asked about my specific preferences. She explained that there were three different communities, and there would be slight differences with the features. She then asked for my phone number, the number of occupants, price range, how I heard about the community and my email address. She then gave me pricing for an apartment within each community. She explained whether the apartments were renovated and if they had a washer/dryer inside or outside the apartment. Shampain went over the style of the kitchen within each apartment and the existence of a balcony/patio. After providing pricing and information about the current special, she asked if I would like to come in and take a tour. Once I agreed, she asked for a specific time. She gave me the address so I could look up directions using GPS. We thanked each other and then ended the call. Shampain did not mention the website.

The community was easy to locate. The grounds were well kept, and there was no debris. The leasing office was neat, clean and comfortable.

I was greeted immediately upon entering the leasing office by Shampain. She introduced herself and confirmed my name and that she had spoken to me on the phone. She was attending to potential residents at her desk and offered me a seat at another desk. She informed me that she would be right with me. She was dressed in a Henderson Webb polo shirt and dress slacks.

Comments on the Demonstration (Please describe your experience while touring with community with the agent.):

Shampain took me on a tour. She talked about the features in the model such as renovated appliances, closets, thermostats and intercom system. The demonstration was detailed. She was friendly and inviting. She discussed the management, community and neighboring amenities as well. I was given a key to the models for the other communities after touring the model next to the leasing office. As we compared what I saw, Shampain answered my questions thoroughly and with certainty. She even did another quick walk-through as we discussed distinguishing features between each community. She provided good information about the communities. She asked if I was just interested in Cedar Run or other communities as well. When I said I was looking for walk-in closets, she gave me a map and gave details on each style of apartments offered in each. Shampain gave me details and what the differences were in each. I was told there was no charge for water.

Shampain sat with me at her desk, and we reviewed all the information provided. We talked about what we liked and did not like about the apartments. She created urgency by discussing pricing and the current special. She asked me to apply and went over the application process which included a fee review and utility quote. She then provided me with a brochure for each community and some information about the application process. Shampain asked if I had any more questions, provided me with her business card and asked if she could keep in touch. She talked about the management company and encouraged me to look at the website. No follow-up visit was discussed. I was thanked and wished a good day before I left.
