Telephone Comments (Please provide the phone conversation from start to finish. All details are necessary.):

Aania answered on the third ring and said, "thank you for calling Mansfield Woods, Aania can I help you?" I told her I was looking for some information on their apartments, she said absolutely. She asked my first and last name, when I was moving, what size apartment I wanted, did I have any pets, and how many people were moving. She also asked how I had heard about them and gave me options, Google, friend etc. She told me they have a two-bedroom available in April and she gave me the price. Aania told me they are having a special of 1/2 off the first month’s rent. She described the features of the apartment, carpet, garbage disposal, refrigerator and electric stove. She told me the laundry is located on the bottom of each building and the water and sewer is included in the rent. She told me trash and parking are free.
Then she asked me if I wanted to come in that day and we settled on 2:00 PM.

Aania said she looked forward to seeing me and asked if I had the address and then told me about the intercom system to access the building.

Aania was in the office alone when I entered, she stood, introduced herself and offered to shake my hand. She remembered our phone call and we went directly to the model apartment.

Comments on Qualifying Needs. :

Aania had a guest card already filled out when I arrived. She had asked on the phone how I had heard of their property and did not mention it again nor did she confirm my phone number. Although she was friendly and seemed to want to help, she didn't ask pertinent questions such as how did I hear of them, was I familiar with the neighborhood, what preferences I had as far as floor level or location or why I was moving. She was pointing out the closet space and the kitchen, appliances and bedrooms.

Comments on the Demonstration (Please describe your experience while touring with community with the agent.):

During the tour, Aania pointed out amount of closet space including the linen closet and master bedroom closets. She did not mention the surrounding neighborhood. She also pointed out that water was included in the rent which would be a savings of at least $50 per month. The model was clean and tidy. I asked about having a dog she told me they only accept cats only and named her sister properties that do accept dogs. Aania did not ask if I wanted to lease that day. She did provide marketing material and floor plans but not a site map (points given).

She thanked me for coming and the onsite visit ended.

Aania gave me her business card, a referral sheet, instructions on what to provide upon application and a fair housing summary in a folder. She did not ask me to apply or whether I had other places to view. She did mention again that they had a special going on of 1/2 off the first month's rent. She did ask if she could keep in touch but I never received a follow up.
