There was an automatic greeting saying that they would be with me shortly. It was after this automatic greeting that Ping answered and said, "Thank you for contacting Queen Anne Belvedere Apartments, this is Ping speaking."

Ping asked what she could do for me. She asked for my name and I spelled it for her. She asked if I was looking for a one- or two-bedroom apartment. She asked where I was moving from. I told her we are relocating from South Dakota. She asked if I had a roommate. I told her my daughter. She asked for her name and I told her Jordan.

She did describe the apartments as spacious as town-homes. She said that some apartments that were coming available would have dishwasher, washer and dryer and two baths. She explained the renovations which created a sense of urgency. She did set up an appointment for 12:00 p.m. the next day on 10/08/2019. She didn't give directions on her own; however, she asked if I was familiar with the area. She gave the address of 1214 North Charles Street.

She mentioned that they have metered street parking. I told her that I'd catch the bus back. She repeated what we'd be doing tomorrow. She asked if Jordan would come. I said that she might. She asked for my email and telephone number. I gave both to her. She asked if there were any questions she could answer. I told her none that I could think of. She said she looked forward to meeting me tomorrow.

Ping was professional and cheery. She only used my name twice but credit given. She could have called me by name throughout to make it more personal.

Queen Anne Belvedere Apartments was easy to locate because I'd pass by practically every day to and from the University of Baltimore. The sign on the door/entrance when walking inside of the building was very visible. There were not a lot of signs to the building itself.

Everything was lovely. No disrepair. I found no trash lying about, anywhere. Landscaping outside in the back kind of reminded me of a French garden. I saw no visible trash. The interior was beautiful and pleasant. I was not offered any refreshments. Ping kindly reminded me of Starbucks and Dunkin Donuts that are within the area when I asked if they had coffee.

I did not observe any clutter in the building. The laundry room was neat; however, there seemed to be someone using it at the time because clothes and such were on the folding table. The fitness room was great. Overall, I enjoyed my arrival.

Please describe how the Leasing Consultant interacted with you when you first arrived on-site? :

Ping was already standing when I walked inside. She was just finishing up speaking with a lady who had a dog. She was very friendly and extended her hand when she greeted me. She had on a company COVE shirt and dark pants. Her hair was blue (WHICH I LOVED!). She introduced herself and asked if I was Janelle.

She seemed interested in helping me. She must have been since were there almost an hour.

Ping did ask me how I found out about the community. Whereas I did tell her that I passed by all of the time, I said that my girlfriend suggested that I try it out because it's actually an apartment community.

At the end I did say that I may be moving to another state in May. She then went on to explain the lease terms and the least amount is nine months. She did confirm the number of occupants. I said it would be just me and my daughters including my cat.

Ping confirmed my number, the size apartment I needed, my current address and why I was moving.

Ping did show me a vacant two-bedroom apartment which looked great. She showed me all the community amenities as we walked along such as the fitness room and laundry room. She did mention maintenance and their quick response.

She discussed conveniences in the immediate area such as restaurants and shopping. I did enjoy her presentation. She spent the entire time with me. The apartment she showed me was clean and new/updated looking. As we walked into the apartment, she showed me each area and highlighted the features. She was very upbeat and enthusiastic. She genuinely believed in her product.

She didn’t verbally invite me back to the office but it was assumed.

Ping didn't verbally invite me back to the office, she just led me back to the office. She did not invite me to fill out my application yet she explained that I could fill one out online. She asked me if I was still shopping. I said yes. She did ask when I would be making a decision and I told her soon. She did answer my objections throughout the tour so points given. She did not tell me about any discounts and I did ask if I would get a student discount and she said, “no”. I was under the strong impression they were not running any specials so no points lost.

She didn't ask where else I was looking; So, she did not demonstrate that she knew of other competition within the area. I was given a brochure and a link to the online application. I think Ping was giving her usual effort. She did not attempt to overcome why I was not finished shopping.

Overall, I'd definitely rent from her. She was professional and upbeat with a very genuine personality.

I asked about lighting in the area and she said the area was well lit.

I told Ping that my daughter is special needs and I couldn't have her around noisy children and I asked if a lot of children were int the building. She said they rent to anyone that qualifies. There was nothing she did that seemed discriminatory.
