Please describe the Leasing Consultant's telephone presentation including greeting (state the exact greeting), prices, features, amenities, and how they persuaded you to visit the community (Please write the phone narrative from beginning to the end of the conversation): :

After the 3rd ring... “Thank you for calling Prince Georgetown Apartments and Townhomes this is Claudia, how may I help you?” I told Claudia I was looking for an apartment. She asked how soon I was looking to move. I told her the first week in April. She asked for my name and how I heard about them. I told her Chrissy and I found them on Apartments.com. She asked me what size apartment and I told her I needed a two bedroom.

Claudia asked what special features that I needed, and I told her closet space and a lot of lighting was important. She said their apartments have a lot of natural light. She repeated my move date and confirmed I needed a two-bedroom apartment. She informed me for the time frame I was looking they do not have a two-bedroom available. They only have a one and three bedrooms available at that time, but she recommended their sister property. I told her I would consider a one-bedroom to see.

Claudia went on to describe the home along with the square footage and the amount of closet space the home had to offer. She told me the application process If I was interested in the home. She was very detailed.

She asked if I had any pets and I told her I did not.

Claudia invited me in for a tour and we agreed on a time the following day. She provided the address and asked if I needed directions. I said no, that I would just put it in WAZE.

Claudia did explain that she would be working at her sister community and that I would meet her there and then we could drive over to Prince Georgetown.

She thanked me for calling and we said our goodbyes.

Overall, Claudia was very upbeat and friendly. She seemed very genuinely interested in helping me find my new home from our phone conversation.

When I arrived, the property did have a lot of trash and furniture around the dumpsters. Claudia did apologize and said they were constantly making changes to the community to make it look nicer. All of that was easily put aside just because Claudia was such a pleasure to talk to during my visit.

Onsite Narrative (Please provide a detailed narrative of your visit and be specific. This is mandatory.):

When I arrived at the office Claudia was handling a resident on the phone that was having a maintenance issue. She apologized a couple of time to let me know that she would be with me shortly. She confirmed that I wanted a one bedroom, however, she was having a situation that the apartment was a little dirty and that it was being worked on. I told her that was fine. She just wanted me to know that this was an exception since I was coming from Baltimore.

As we walked up to the vacant, she started to describe the features of the community. When we walked in, she explained how my furniture would fit and how there was so much natural light, which is what I had requested. Claudia did a nice job going through all the details of the home.

When Claudia asked if I liked the home, I explained that I was not a big fan of gas or the long walk to the apartment once you've parked. She said since she has been working here for the last five months, she’s heard maybe a couple of concerns about the walking.
