The telephone conversation was very brief. Yensy was a very pleasant consultant; however, she did not seem very interested to assist me. It was no urgency. I told her that I was interested in a two-bedroom apartment for November and she stated that she didn't have anything available yet. She told me she would take my information and would follow up with me when something became available. She never discussed with me any of the features of the apartments, or any amenities of the community or neighborhood conveniences. I wasn't extended the opportunity to visit the property since there wasn't anything available. I had to ask if I could come and visit the property. After that, she asked me how many occupants it would be and if I had any pets. I wasn't looking forward to visiting the property at all after the phone conversation.

The property was very easy to find off of the main street. I did notice when driving up that there were some dumpsters that were overfilled with trash. It was also a very narrow driveway to get into the property which made it a little difficult to drive through. I did not notice any repairs or painting needed on the property. I also did not notice any trash on the property. Once inside the leasing office, I noticed that it was small but very clean.

When I entered the building, Yensy was seated and greeted me. She was dressed professionally. I introduced myself and she shook my hand. I did not see evidence of written notes or a guest card filled out for me. She was very pleasant, but she did not seem enthusiastic to assist me.

Yensy confirmed the size apartment needed and the number of occupants. She didn't inquire anything about where I was currently living or why I wanted to move. Most of the qualifying questions were covered over the phone.

I was not able to see a vacant or model because they did not currently have any; however, Yensy showed me a 2 bedroom floor plan and walked me through the layout and features. She went through every room and described what was present. She discussed the price of the apartment, as well as the utilities that I would be responsible for. She later discussed with me the income requirement needed to apply for a two bedroom apartment.

Please briefly describe the Leasing Consultant's closing skills and techniques used ( This is a mandatory field. Be as specific as possible).:

I would not have leased with Yensy. I do not feel that she put her best sales effort forward. Although there was nothing available, I felt that she could have done more to capture me as a potential resident. Yensy told me that she would follow up with me when something became available and also made me aware of their sister property where she occasionally works. She gave me a brochure, her card, and various floor plans to take home. There was no sense of urgency throughout our interactions. There was also no rapport created. She did not offer to walk me around the property and show me the community amenities. She suggested I drive around myself. She did not show me any pictures online or discuss any apartment features.

The onsite visit lasted less than 4 minutes. She did encourage me to look at the "sister property" that had a two bedroom Deluxe available but no information was provided. She did not review anything about the application process. She had the opportunity to create a sense of urgency about the other property but she did not do so.

When asked about security, Yensy responded that they didn't have complaints. She mentioned that there was a security patrol that goes around the property. When asked if many kids live on the property, she answered that anyone who qualified could live there.
