Please describe the Leasing Consultant's telephone presentation including greeting (state the exact greeting), prices, features, amenities, and how they persuaded you to visit the community (Please write the phone narrative from beginning to the end of the conversation): :

Antasia asked for my name later in the conversation and then used it several times after I gave it to her. She did not ask for my last name. She asked me how I heard about the community and I told her apartments.com. She also asked for my phone number later in the conversation and I gave her that as well. She asked me if there were any special features or floor preferences and I told her that I did not want a ground floor apartment and that I wanted an apartment that had an updated kitchen and bath. She did not ask me for my specific price range or qualify for pets.

She did describe the apartments features including updated foyer flooring and updated white appliances. She also told me that the two-bedroom apartments were very large at just over 1000 square feet. She also let me know that all of the buildings had laundry rooms and that it was free to wash and to dry. What she described met my needs.

A sense of urgency was created when Antasia let me know that there were only 2 apartments available in the time frame I was planning on moving.

Antasia asked if I would like to come in for a tour and we scheduled a time for later that same day. Overall, my impression was positive. Antasia was professional and provided a lot of upfront information. Based on our conversation I was looking forward to visiting the community.

When I arrived Antasia did not confirm anything that we discussed over the phone. She immediately obtained keys to a vacant apartment for me to see. There was someone else in the leasing office that she was speaking to but she never introduced me and that person never introduced themselves.

She confirmed my move in date as we walked into the vacant. Antasia had asked about the lead source, my phone number, size apartment, and my preferences over the phone so I gave her points.

Onsite Narrative (Please provide a detailed narrative of your visit and be specific. This is mandatory.):

We toured a vacant apartment. The apartment that we toured was convenient to get to and I could have walked with her instead of driving but she didn't ask if I had a preference. During the tour Antasia pointed out the apartments features and spaciousness. She did not ask me about my apartment search or attempt to learn more about me during the tour. She did point out that maintenance was 24 hours and that one of the maintenance staff lived on site.

She also was sure to point out that the laundry was free and that some of the units had in-unit washer and dryers. Antasia did not talk about my specific belongings in the apartment but she did point out the fact that the apartment was very large with plenty of closet space, an eat-in kitchen, as well as a dining room.

My objections were that I had just started looking for an apartment and I needed to see more before making a decision. Antasia said that she understood that I needed to see a few more apartments but she did not try to overcome my objection by asking where else I was looking. The vacant apartment was comfortable, clean and move in ready, it showed really well.

Please briefly describe the Leasing Consultant's closing skills and techniques used ( This is a mandatory field. Be as specific as possible).:

Antasia went over the application process while we were in the vacant apartment. I asked her for a business card and she told me that they were back at the office if I wanted one. She did not ask me to fill out an application but she told me that I could apply online. I asked her if there was more than 1 two- bedroom apartment available and she said that she had a few two bedrooms available. A sense of urgency was not created and I didn't feel like I was under any pressure to make a commitment.

Antasia seemed knowledgeable about the apartment complex and the application process but we never discussed the surrounding area or competing properties. I was not given an application but the online application process was discussed as we left the vacant. She did not invite me back to the office until I asked her for a business card.

I feel like Antasia gave the tour her best effort. She seemed sincere and knowledgeable about the apartment complex and rental process. My objections were that I had just started looking for an apartment and I needed to see more before making a decision. Antasia said that she understood that I needed to see a few more apartments but she did not try to overcome my objection and ask me where I was looking to sell against the competition. She did not ask if she could follow up with me.

When I asked Anastasia about safety she said, "that they didn't have any issues within the community". I asked her if it was mostly working professionals and she said, "yes". She said, "there were also a lot of seniors living in the community". She said they didn't have many young people.

I did not feel like she did anything that could be perceived as discriminatory during the tour.
