I did introduce myself at the beginning of the greeting but Nick did not use my name in conversation when he had plenty of opportunity. Although Nick was pleasant and professional on the phone, he really did not give much information. He did not ask any qualifying questions or discuss any of the amenities of the property. He did ask about the move in date and how many bedrooms I needed but when I said I was looking at March 1, he informed me that a unit would not be available until May 1. That would have ended the conversation had I not said I still wanted to look at the property.

Nick did not take control of the conversation. He had opportunity to transition the conversation by saying, "So I can be prepared for your visit, do you mind if I ask you some questions?" He did not do this; Instead, Nick was more reactive to my questions than being proactive.

I was neither encouraged or discouraged about the visit so points given on the last question. The conversation lacked enthusiasm from the agent.

The property was easy to find. I didn't notice any trash or abandoned household items anywhere. The office was tidy. The pool area and playgrounds were in good condition. I did not see a laundry room. Overall, the property appeared very well maintained and I had a good impression.

Nick greeted me as I walked in and shook my hand. His appearance and demeanor were professional. He made good eye contact and had an interest in helping me. I was not asked to fill out a guest card nor did I observe one on his desk or his computer.

Nick asked about a move-in date and what size apartment I desired. When I arrived, he stated that the last two-bedroom apartment had just been rented out but offered to show me a three bedroom and he showed me the available floor plans. He did not ask what specific amenities I was looking for nor did he ask why I was moving. He did not ask for my phone number or address.

Onsite Narrative (Please provide a detailed narrative of your visit and be specific. This is mandatory.):

As we walked to the vacant Nick asked me if I drove to the community. I told him I took the metro then the bus. I told him i didn't want to drive in the rain. He did not attempt to ask me where I currently lived. He told me he was from West Virginia and I shared I was originally from Texas so he had some rapport going with me. He told me about the pool and parking as we walked.

I told Nick that my wife and I were considering having children and I asked if this was a kid friendly area. He told me they had three playgrounds and there was a school close by.

Nick showed me a vacant three bedroom apartment. He led me through each area of the vacant and pointed out the features and gave me suggestions for the living space. He showed me the patio and told me I could grill outside. I asked if they had any problems with break-ins through the patios and he told me not to his knowledge.

He told me about the local area and was close by. He opened closet doors and pointed out the space. He did a good job on the presentation of the vacant. The vacant appeared to be in decent condition. It was clean and a comfortable temperature. He described the local area conveniences such as restaurants and shopping naming several places.

He did discuss some of the benefits of leasing with the management company, such as the maintenance. He told me how quick they are with snow removal. Nick then asked if I had any questions and how I liked the community so far. I was neutral in my response. I didn't sound too overly enthusiastic. This would have been his opportunity to probe more into what I was looking for in my ideal living space.

As we walked back to the leasing office, I told him my wife plays tennis and he told me they do not have tennis courts on property but he told me where they are located in the area.

After touring the vacant unit, we returned to the office. He introduced me to the other leasing consultant in the office and told me their work schedules in case I wanted to come back. This would have been his opportunity to schedule a 2nd tour on a specific date.

He went through the brochure that he gave me. I had already explained to him that I needed to discuss it with my wife before making a decision, which is why he did not ask me to fill out an application so I gave him points for #2. He did cover the application process including the specials being offered and he did create some sense of urgency but he did not ask me to start the process. He did genuinely make a good effort and was interested in being helpful but I didn't feel he had me sold on this particular property. Because I just felt indifferent about renting from him I gave points for the last question.

He needed to probe more about my current living situation and what I was seeking. He did a good job on the demonstration but not the qualifying to discover my needs.
