Lauren answered the phone promptly and introduced the community and then introduced herself. Lauren sounded very professional over the phone and she had a very pleasant voice. She asked for my name and used it several times throughout the conversation. She asked me all of the qualifying questions including my move date; if I had pets; and my desired apartment size. She also asked me if I was looking for any special features and I told her that I really wanted in-unit laundry. She told me that there was laundry in every building but no in-unit laundry. She then asked me if not having in-unit laundry would be a deal breaker and I told her that having my own laundry was important but not necessarily a deal breaker.

She told me that there were two bedroom apartments available but did not describe their exact amenities during our phone call. She also shared the prices with me. Lauren seemed to be very enthusiastic about scheduling a tour for me which also created a sense of urgency. Our phone call was very upbeat and Lauren definitely left a positive impression about her willingness to help and also the fact that the community would meet my needs. Based on the conversation that we had I was looking forward to visiting the community.

The community was easy to locate and there were plenty of directional signs guiding me to the leasing office. All o the signs seemed to be in good repair. The property was very neat and looked to be very well cared for. I did not notice any trash on the grounds and the landscaping seemed to have been recently groomed. There was no visible trash or furniture around the dumpsters. The leasing office stood alone and it was very neat. I was offered available coffee/tea refreshments. There was no clutter entering the leasing office or the apartment building that we toured. The laundry room that we toured was exceptionally clean, well lit and had a glass door.

The grounds were freshly mowed and there was a large court (maybe an old basketball court) that was fenced in and also in good repair. Overall, my first impression was very positive, the Park Crescent community seemed to be very well maintained with plenty of curb appeal.

When I arrived Lauren was finishing up with two other potential renters. She acknowledged me right away and also introduced herself. Lauren was dressed in business casual. She had a partially completed guest card filled out on the computer. Lauren seemed busy when I arrived and she also seemed very interested in making sure that she had a clear idea of my needs.

Lauren asked me to have a seat at her desk and then she confirmed my phone number, email, apartment size, and that I found them on google. She also confirmed that I would be moving with one cat. She did not ask me for my current address or ask me why I was moving.

Onsite Narrative (Please provide a detailed narrative of your visit and be specific. This is mandatory.):

We toured a model apartment that was across the street from the leasing office and easy to walk to. Lauren showed us a roommate style apartment that was fully renovated.

I felt like the presentation was very personalized because Lauren addressed what I said was important to me. Lauren toured me and two other girls at the same time with finesse. She pointed out the amenities of the apartment including on street or the lot. She pointed out the updated apartment features including a lot of recessed lighting and a refrigerator that comes with an ice-maker. She personalized the tour by letting all of us know that she worked with a company that we could either rent or purchase furniture from. She also asked us about how much furniture we would be bringing. My initial objection was that I wanted in-unit laundry. After seeing the laundry room in each building I felt that my objections had been overcome. The model apartment was very cute and well decorated. The lighting and temperature was also perfect. She pointed out an open field as we walked back to the office.

I thought that Lauren spent plenty of time with us during the tour and seemed happy to answer any questions that we had.

Lauren did not specifically invite us back to the office, we just walked back over to the office together. Lauren confirmed my move-in date when I first arrived at her office but not at the end of the tour. Lauren mentioned a complementary accent wall as a move in incentive. I really did not feel a sense of urgency during the tour. I felt that the decision to move forward was really left to me. Lauren did ask us if we were interested in starting the application that same day. She also gave us the option of applying online. She asked me if I had other places to see and I told her that I did and that I had not completely ruled out staying in the city. Lauren did not mention anything about neighboring communities during the tour.

I was given a folder containing a brochure, an application, and information about the community including pricing and floor plans. I feel that Lauren gave the tour her best effort. Lauren did a good job of overcoming my objection about not having in-unit laundry by letting us know that every building had two washers and two dryers. When I told her that I still had apartments to consider she made no attempt to overcome that objection. Based on her performance I would have rented from her. Lauren was knowledgeable about the community and both the traditional and roommate style apartments that were available. She was laid back and approachable but still professional.

When I asked her if there was onsite security and if there had been any issues regarding safety and she told me that she did not have that information and that I could contact the police for that information if I wanted to.
